Safety Inspection

EICR Inspections

An Electrical Installation Condition Report (EICR) assesses the safety of a property's fixed wiring and electrical installations. We test circuits, check earthing, and identify any damage or deterioration — issuing a detailed report with any required remedial actions.

Legally required for landlords. Since July 2020, all private landlords in England must have a valid EICR carried out every 5 years — or face fines of up to £30,000.

  • Domestic, commercial and HMO properties
  • NAPIT-certified report issued promptly
  • Thorough visual and test-instrument inspection
  • Clear explanation of any C1/C2/C3 codes found
  • Remedial work quoted and carried out if needed
From £150 Up to 10 circuits. £10 per circuit after that.

Homeowners & Buyers

Peace of mind when purchasing a property, or checking the safety of your existing home. An EICR can flag serious faults before they become dangerous or costly.

Landlords & Letting Agents

We work with landlords across the UK to keep their portfolios compliant. Bulk discount available for multiple properties.

Legally required every 5 years
Commercial Premises

Offices, retail units, industrial premises and shared workspaces. We issue EICR documentation suitable for insurance and HSE requirements.

How Long Does It Take?

A typical domestic EICR takes 2–4 hours depending on property size and the age of the installation. We aim to be in and out with minimal disruption.

Appliance Safety

PAT Testing

Portable Appliance Testing (PAT) checks that plug-in electrical equipment is safe to use. We test each item visually and with a calibrated PAT tester, issuing pass/fail labels and a full appliance register on the day.

  • Offices, schools, retail and construction sites
  • Pass/fail labels fixed to every tested item
  • Full digital appliance register provided
  • Priced per appliance — transparent, no surprises
  • Ideal for landlords with furnished properties
From £60 Up to 20 appliances · £1 per item thereafter

Is PAT Testing a Legal Requirement?

There is no specific law requiring PAT testing by name, but the Electricity at Work Regulations 1989 requires all electrical equipment to be maintained in a safe condition. PAT testing is the accepted way to demonstrate compliance.

Recommended annually for high-use environments
What Do We Test?

Computers, monitors, printers, kettles, microwaves, power tools, extension leads, chargers, lamps — any portable electrical item with a plug. We test both earth continuity and insulation resistance.

Full Rewire

House Rewires

A full rewire replaces all the fixed wiring throughout your property — cables, back boxes, sockets, switches and the consumer unit. This is typically recommended for properties over 25–30 years old, or where significant deterioration or faults have been found.

  • All work to BS 7671 current edition
  • NAPIT Building Regulations notification included
  • Minor chasing and making-good included
  • Electrical Installation Certificate issued on completion
  • 12-month workmanship guarantee
From £3,500 Flat or 1–2 bed. 3–4 bed from £4,500. Larger — free survey & quote.

Signs You May Need a Rewire

Old rubber or cloth-covered cables, persistent tripping, scorch marks around sockets, flickering lights, lack of RCD protection, or a failing EICR. If in doubt, book an inspection first.

How Long Does It Take?

A full rewire of a 3-bed house typically takes 3–5 days. We work systematically room by room to minimise disruption and keep the property habitable throughout where possible.

Partial Rewires & Extensions

Not every job needs a full rewire. We also carry out partial rewires, extensions to existing circuits, loft conversions, garage supplies and outbuilding connections.

Consumer Unit

Consumer Unit Upgrades

A modern consumer unit (fuse board) with RCD and RCBO protection is the single most important safety upgrade you can make to your electrical installation. Old-style fuse boards lack the protection required under current regulations.

  • Full RCD and RCBO protection throughout
  • Metal consumer unit (required by BS 7671)
  • NAPIT notification included — no council forms needed
  • Completed in most cases within a single day
  • Electrical Installation Certificate issued on completion
From £550 Up to 10 circuits. Bonding & tail upgrades extra if required.

Do I Need an Upgrade?

If your board still uses rewirable fuses or old plastic MCBs without RCD protection, it almost certainly needs upgrading. Many insurers and mortgage lenders now require a modern board as a condition of cover.

Old boards may fail insurance checks
What Is an RCBO?

An RCBO combines overcurrent and RCD protection in a single device. Unlike a split-load board, if one circuit trips it doesn't affect the others — your lights and fridge stay on while the fault is investigated.

Individual circuit protection
Completed in One Visit

In most cases we can replace your consumer unit in a single visit. We'll carry out a brief inspection of your existing installation beforehand so there are no surprises on the day.
